Figures come from association budgets and financials, dated in the copy below.
Clipper Bay is one name for two condominium associations. Clipper Bay Condominium Association, Inc. governs Phases I–III at 4647, 4703 and 4719 SE 17th Pl, declared in 1981 under Lee County O.R. Book 1543, Page 2188. Clipper Bay Verandas Condominium Association, Inc. governs 1755 and 1765 Cape Coral Pkwy E, declared a decade later, in 1991, under O.R. Book 2235, Page 2539. They sit on the same corner, share a marina view, and are functionally neighbors, but they’re separately incorporated, separately managed, and charge different fees under different rules. I’m Brenton Miebach, a REALTOR® in Cape Coral, and this page keeps the two straight, with figures sourced to each association’s own financial documents.
Is Clipper Bay one association or two?
Two, confirmed independently, separate Sunbiz registrations, separate recorded declarations, separate management contacts, separate budget documents captioned for two different named entities. A Clipper Bay Condo owner owes nothing to the Verandas association, and vice versa.
| Clipper Bay Condo (Phases I–III) | Clipper Bay Verandas | |
|---|---|---|
| Declared | 1981 (O.R. 1543/2188) | 1991 (O.R. 2235/2539) |

| Manager | Compass Rose | Separate property management |
| Approx. units (tax roll) | ~72–73 | ~32–33 |
What are the HOA fees at Clipper Bay?
Each association charges a single flat fee, regardless of bedroom count, unlike River Towers next door, there’s no per-unit-type schedule at either Clipper Bay association.
| Association | Assessment | Source |
|---|---|---|
| Clipper Bay Condo (Phases I–III) | $700.00/month ($8,400/year) | The association’s financials, dated 3/31/2025 |
| Clipper Bay Verandas | $725.00/month ($2,175.00/quarter, $8,700/year) | Clipper Bay Verandas’ 2026 approved budget |
Both numbers hold up against independent sources. Clipper Bay Condo’s $700 matches the Total Annual Recurring Fees field ($8,400) on three separate listings across all three phases; the association’s own financials show $588,000 in total assessment revenue, which divided across roughly 70 assessed units is consistent with the ~72–73 unit count in the county’s parcel roll once a handful of common-element and garage parcels are set aside, a cross-check, not a separately published figure. Verandas’ $725/month ($2,175/quarter) matches two independent listings’ annual totals exactly and is stated directly, as a quarterly figure, on the association’s own 2026 budget.
Is Clipper Bay age-restricted?
No for both associations, and both are documented facts, not assumptions. A 2021 recorded amendment to the Clipper Bay Condo declaration (Lee County Official Records Instrument #2021000055250) states plainly that “there shall be no restriction as to the minimum age of children who may live in or visit” a unit, with only a supervision provision for children under 12 at the pool. Clipper Bay Verandas’ own recorded Rules and Regulations are just as direct: Rule 2, recorded as part of the association’s original 1991 declaration (Instrument #3058083, Lee County Official Records Book 2235, Pages 2568–2570), states plainly, “there are no restrictions on children”, and that rule has never been amended by either of the two later amendments on file (2003 and 2008). Active MLS listings at both associations corroborate the same not-55+ status. That’s worth stating plainly, because plenty of nearby riverfront buildings from the same era, including River Towers two blocks north, are genuinely 55+, and it’s easy to assume the whole peninsula works the same way. It doesn’t.
What’s the minimum lease at Clipper Bay?
Clipper Bay Verandas requires a minimum 30-day lease, no more than three per calendar year, per a 2008 recorded amendment (Instrument #2008000158836). Clipper Bay Condo now has a confirmed day-to-day minimum too: the association’s 2020 restatement (Instrument #2020000036310, Rules and Regulations Exhibit C ¶16.A) states units “may not be rented for periods of less than one month”, a 30-day minimum, matching what the MLS data fields already showed. Clipper Bay Condo separately restricts timing after a sale: the same 2020 restatement (Declaration ¶p / Rules Exhibit C ¶15) bars leasing a unit for one year following its sale, with an exception for a lease already in place at transfer, not the 2021 amendment, which only addresses occupancy limits. I’ve now traced Clipper Bay Condo’s entire recorded amendment chain back to the original 1981 Declaration, and no instrument before the 2020 restatement ever set a minimum lease term, the 30-day rule is the first one the association has recorded. Under Florida’s condo grandfathering statute (§718.110(13)), that means an owner who held title before February 11, 2020 and didn’t consent to the amendment may have no minimum lease term at all, not just a different one, confirm per unit via estoppel.
Does Clipper Bay allow pets?
Both associations allow household pets, with different documented limits. Clipper Bay Condo’s 2021 recorded amendment permits household pets, leashed outside the unit, and caps a renter’s pet allowance at one pet, 25 pounds maximum, the owner-side size limit is referenced in the same document but the specific figure wasn’t fully captured in my read, so confirm that number with the association. Clipper Bay Verandas’ recorded declaration (Instrument #2008000158836, Section 12.6) is more specific: up to one dog and/or one cat, each 40 pounds or less at maturity, plus other customary non-exotic household pets. No pets are allowed in the pool area, pets must be leashed or carried elsewhere on the common elements, and, worth knowing if you’re a Verandas landlord, guests and tenants aren’t permitted to have pets at all under this rule; only owners may keep one.
Reserves, and a note on transfer fees
Clipper Bay Condo’s March 2025 financials show a reserve fund balance of $670,091.62, a healthy, dated snapshot, though not the reserve study itself. Clipper Bay Verandas’ 2026 approved budget lays out reserve schedules by component (roof, paving, pool, seawall, dock, carports) under a “100% Reserve Funding” header, consistent with funding on a full basis, though the exact percentage wasn’t extractable from the copy I reviewed. Each association also charges its own transfer or application fee at resale; I’ve seen different figures quoted for each, but neither is backed yet by a fee schedule I can point you to, so get the current amount directly from the association before you budget for it.
Frequently asked questions
Is Clipper Bay one association or two?
Two: Clipper Bay Condominium Association, Inc. (Phases I–III, declared 1981) and Clipper Bay Verandas Condominium Association, Inc. (declared 1991). They’re separately incorporated, separately managed, and financially independent of each other.
What are the HOA fees at Clipper Bay?
Clipper Bay Condo runs $700/month per the association’s March 2025 financials; Clipper Bay Verandas runs $725/month ($2,175/quarter) per its 2026 approved budget. Both figures are flat regardless of bedroom count. Verify the current figure with the applicable association.
Is Clipper Bay age-restricted?
No for both associations, and both are backed by recorded documents. Clipper Bay Condo’s 2021 recorded amendment explicitly states there is no minimum-age restriction on residents. Clipper Bay Verandas’ own recorded Rules and Regulations, on file since 1991 and never amended in this respect, state directly: “there are no restrictions on children.”
What’s the minimum lease at Clipper Bay?
Clipper Bay Verandas requires a 30-day minimum lease, no more than three per year, per a 2008 recorded amendment. Clipper Bay Condo requires a 30-day (one-month) minimum lease per its 2020 restatement, and separately bars leasing for one year after a unit sells under the same document. I traced the full amendment chain back to 1981 and found no earlier lease-term rule, so under Florida’s grandfathering statute (§718.110(13)), an owner who held title before February 11, 2020 and didn’t consent may have no minimum lease term at all; confirm per unit via estoppel.
Does Clipper Bay allow pets?
Yes, at both associations, with size limits. Clipper Bay Condo’s recorded 2021 amendment caps a renter’s pet at one animal, 25 pounds. Clipper Bay Verandas’ recorded declaration (Section 12.6) allows owners up to one dog and/or one cat, each 40 pounds or less, but guests and tenants at Verandas aren’t permitted to have pets at all.
Thinking about Clipper Bay?
Two associations, two fees, two sets of rules, one name, and a genuinely useful negative on age restriction at both Clipper Bay associations that I can back with recorded documents. Clipper Bay sits a few blocks from River Towers and shares the same stretch of riverfront as Parkside at the Rivers, so I track all three the same way. Tell me which association. Condo or Verandas, and I’ll pull the current budget and any newer amendment before you write an offer. I’m Brenton Miebach, REALTOR®, and I keep both files current.
