Country Club Estates

Cape Coral, Florida

“Country Club Estates” names two entirely different things in Lee County records, and mixing them up is an easy mistake. There’s a large single-family subdivision carrying the name, and there’s a separate, much smaller condominium, 67 units, built in 1968, incorporated as its own Florida corporation with its own recorded declaration. I’m Brenton Miebach, a REALTOR® in Cape Coral, and this page is about the condominium only: Country Club Estates Condominium Association, Inc., near SE 4th Place and Palm Tree Boulevard in the 33904 area.

Is Country Club Estates one community?

Not in the way the name suggests. Lee County’s own parcel data uses “Country Club Estates” for a roughly 470-parcel single-family subdivision that has nothing to do with the condominium covered on this page. The condominium is a separate, self-contained community, 67 units per the county’s parcel roll, built in 1968, governed by Country Club Estates Condominium Association, Inc. (Florida Sunbiz Doc# N31443, active, originally filed March 1989). Its declaration is recorded at O.R. Book 457, Page 351, confirmed directly against the legal description on 67 of the 68 parcels reviewed in the condominium. If you’re researching this community, confirm you’re looking at the condo, not the larger subdivision that shares its name.

Who manages Country Club Estates Condo?

River Association Management, per the association’s current Sunbiz filing. That’s the association’s registered contact of record, the right place to start for a current budget, fee disclosure, or estoppel request.

What are the HOA fees at Country Club Estates Condo?

I don’t have a confirmed current figure yet. Two recent listings agree closely with each other on a flat monthly fee, the same amount regardless of unit, but neither is backed by an adopted budget or a fee disclosure I’ve reviewed, so I’m not publishing the dollar amount here. Get the current confirmed figure from River Association Management before you rely on it.

Is Country Club Estates Condo age-restricted?

Yes, this corrects an earlier version of this page. Country Club Estates Condominium is designated as housing for older persons under the federal Housing for Older Persons Act (HOPA). The communityu2019s current governing document, a Second Amended and Restated Declaration of Condominium recorded February 24, 2016 (Instrument #2016000038493, Lee County Official Records), contains a HUD-structured “Occupancy by Older Persons – Age 55” provision: at least one occupant per unit must be 55 or older, subject to exceptions for surviving spouses, cohabitants, and grandfathered occupants, with a requirement that at least 80% of newly-occupied units have a qualifying 55-or-older occupant. This same exemption first appears in the associationu2019s 1993 Amended and Restated Declaration of Condominium (O.R. Book 2382, Page 2361), so the age restriction has been part of this communityu2019s governing documents for over three decades.

An earlier version of this page stated the opposite, that the community was “not age-restricted”, based on a review that covered only the original 1968 declaration (O.R. Book 457, Page 351) and its three early amendments (O.R. Book 562, Page 510; O.R. Book 571, Page 447; and O.R. Book 616, Page 277). That review missed two later, superseding restatements, the 1993 Amended and Restated Declaration and the 2016 Second Amended and Restated Declaration, both of which added the 55+ occupancy requirement described above. Iu2019ve corrected the record here. Florida HOPA compliance also depends on ongoing occupancy surveys the public records donu2019t show, so confirm current enforcement status with River Association Management before relying on this for a purchase decision.

What about lease minimums and pets at Country Club Estates Condo?

Pets: no pets of any kind are allowed, with one exception. The current governing document, the Second Amended and Restated Declaration of Condominium recorded February 24, 2016 (Instrument #2016000038493, Lee County Official Records), Section 14.9, permits only a bona fide service or companion animal that the Board has verified the resident is legally entitled to have, subject to conditions on supervision, vaccination, and not becoming a nuisance to neighbors. No other pet of any type, kind, or breed may be kept or be anywhere on the property. This is a change from the community’s earlier documents: neither the original 1968 declaration nor the 1993 restatement contained any pets provision at all, so this restriction was added in 2016.

Lease minimums: I read the current governing document’s leasing article, its full Rules and Regulations exhibit, and its own official buyer FAQ page (all part of Instrument #2016000038493) looking specifically for a minimum lease term, and none of them state one. The only recorded leasing rule is an approval process: an owner must submit a written request to the Association naming the proposed lessees and the number and ages of occupants before leasing a unit. An earlier version of this community’s declaration (superseded in 2016) required leases of exactly 90 days, and you may still see that figure repeated in old listing remarks. I wouldn’t rely on it. Confirm current leasing policy directly with River Association Management before assuming any specific minimum term applies.

Considering Country Club Estates Condo?

The most useful thing I can tell you about this community is the one most searches get wrong first: which “Country Club Estates” you’re actually looking at. Once that’s settled, I track this condominium the same way I track every association in this project, document by document, with dollar figures published only once they’re backed by something more than a single listing. If you’re comparing this against other vintage Cape Coral condo communities, I’ve done the same work on River Park Place and Harbor South. I’m Brenton Miebach, REALTOR®, tell me which unit you’re considering and I’ll get the current figures from River Association Management before you write an offer, or start browsing with my home search tool.
