Parkside at the Rivers

Cape Coral, Florida

“Parkside at the Rivers” is a marketing name, not a legal entity, and if you search for it the way most buyers and agents do, you’ll miss three-quarters of the community. I’m Brenton Miebach, a REALTOR® in Cape Coral, and that naming gap is the single most useful thing I can tell you about this riverfront stretch on SE 20th Place, next door to River Towers. What’s actually here is four separate condominium associations, no master, with fees and rules that vary building to building, and I’d rather tell you honestly what’s confirmed and what isn’t than hand you one invented number.

Is Parkside at the Rivers one association?

No, it’s four, each with its own recorded declaration, and no master association tying them together. Lee County’s parcel roll, grouped by legal description, shows four distinct recording references for four separate buildings on SE 20th Place:

AssociationAddressBuiltUnits (parcel roll)
Rivers I4013 SE 20th Pl198424
Rivers II4015 SE 20th Pl198823
Rivers III4019 SE 20th Pl199024
Rivers IV4029 SE 20th Pl200727
98 parcels total per the county roll; a community roster elsewhere lists 95 units for the combined community, a small, unreconciled gap likely explained by common-element parcels in the tax roll.

Four buildings, four declarations, four separately incorporated associations, built across a 23-year span. Nothing here binds them financially to each other.

Why can’t I find Parkside at the Rivers listings in MLS?

This is the trap, and it’s real, not a hypothetical. Of the four associations, only Rivers IV, the newest building, finished in 2007, is filed in MLS under the community name “Parkside at the Rivers.” Rivers I, Rivers II and Rivers III are all filed under a completely different value, “Rivers Condo,” which doesn’t distinguish which of the three buildings a listing is actually in without also checking the street address. I verified this directly: pulling listings under each MLS community-name value and matching street addresses back against the county’s parcel-level legal descriptions confirms all three buildings sit under “Rivers Condo,” not “Parkside at the Rivers.”

Practically, anyone, a buyer, an appraiser, another agent, who searches MLS for “Parkside at the Rivers” by community name alone will silently miss three of the four buildings. If you’re comping a unit in Rivers I, II, or III, search “Rivers Condo” and confirm the building by street address.

What are the HOA fees at Parkside at the Rivers?

Here’s the honest answer: it depends which of the four buildings, and for most of them I don’t yet have a confirmed current figure backed by an association document, and I’d rather tell you that than repeat a number I can’t stand behind.

  • Rivers I, listings I’ve reviewed cluster tightly around one flat monthly fee, but I don’t yet have an association budget or fee disclosure behind it. Get the current figure from the association or the closing package.
  • Rivers II, this building’s fee is share-based, not flat: units on the upper floor pay noticeably more per month than units on the lower floors, per the association’s own budget documentation. The only copy of that budget I’ve reviewed is captioned “proposed” rather than adopted, so I’m not citing its dollar figures here, only the structure. Confirm the current adopted amount, for your specific floor, with the association.
  • Rivers III, confirmed share-based, not flat, varying substantially by unit, but every source is still MLS listing data with no adopted budget or fee disclosure behind it, the numbers stay off this page. One unit’s listing history also shows a large increase over the past few years, a reminder not to rely on an older listing’s fee figure. Ask the association directly for the current amount for your specific unit.
  • Rivers IV, only one listing sampled so far. Treat any figure you see for this building as unconfirmed until a second source backs it up.

Notice the pattern: Rivers II’s floor-based structure is a useful fact even without a dollar amount, a top-floor unit costs more to carry than a lower-floor one, worth knowing before a comp quotes only the low end. If someone hands you a single “Parkside at the Rivers” fee for the whole community, ask which building, which floor if it’s Rivers II, and whether the figure comes from an adopted budget or a proposal, most quoted numbers here fail at least one of those tests.

Is Parkside at the Rivers age-restricted?

No, none of the four original recorded declarations impose a 55-and-over restriction, and neither does any later amendment to any of them. Rivers I (O.R. 1735/4292, rec. 7/9/1984) and Rivers II (O.R. 2019/0129, rec. 9/27/1988) restrict children under 12 as permanent residents without board approval, a child-occupancy rule, not a 55+/HOPA rule, and Rivers I’s provision was dropped entirely in a 2003 full restatement (O.R. 3952/3668) that is now the building’s current governing document. Rivers III (O.R. 2192/4320, rec. 12/18/1990) goes further, stating explicitly that “there shall be no restriction as to the minimum age of children who may live in or visit the condominium.” Rivers IV (Instr. #2007000039027, rec. 2/5/2007) doesn’t address age at all. I’ve since read every recorded amendment in all four associations’ chains, three at Rivers I (through the 2003 restatement), three at Rivers II, five at Rivers III, and one at Rivers IV, and none of them touches age or occupancy-by-age either. Listing data for Rivers I, III, and IV corroborates a “no” on the housing-for-older-persons field. This is worth stating plainly, because River Towers, a genuinely 55-and-older community, sits immediately next door under a very similar informal “Rivers” branding, and it’s easy to assume the two work the same way. They don’t.

What about pets and lease minimums?

Both vary by building here too, and I don’t have a recorded document behind any of the four buildings’ specific numbers yet, only listing-field data, which for Rivers III’s pet rule is internally inconsistent between a for-sale and a rental listing for the same unit. Rather than repeat unconfirmed figures building by building, my honest advice is this: ask which of the four associations governs the unit you’re looking at, then get that association’s rules directly, in writing.

Frequently asked questions

Is Parkside at the Rivers one association?

No. It’s four separate condominium associations. Rivers I, II, III, and IV, each with its own recorded declaration, built between 1984 and 2007, with no master association connecting them.

Why can’t I find Parkside at the Rivers listings in MLS?

Because only Rivers IV is filed in MLS under the name “Parkside at the Rivers.” Rivers I, II, and III are all filed under a different community name, “Rivers Condo,” so a search for “Parkside at the Rivers” alone will miss three of the four buildings.

What are the HOA fees at Parkside at the Rivers?

They vary by building, and most aren’t confirmed to a current adopted budget yet. Rivers II is share-based by floor rather than a single flat fee. For a specific dollar figure, confirm with the association governing the exact building, a single community-wide number for Parkside at the Rivers would be wrong for most of it.

Is Parkside at the Rivers age-restricted?

No. Each of the four original recorded declarations (Rivers I – O.R. 1735/4292; Rivers II – O.R. 2019/0129; Rivers III – O.R. 2192/4320; Rivers IV – Instr. #2007000039027) was read in full, and none imposes a 55-and-over restriction. Rivers III’s declaration says so explicitly. Every recorded amendment in all four associations’ chains has also been read (Rivers I through its 2003 full restatement, plus Rivers II, III, and IV’s amendments), and none of them adds one either. Listing data corroborates this.

Is Rivers II’s fee the same for every unit?

No. Rivers II charges a share-based fee that varies by floor, with upper-floor units paying more than lower-floor units, per the association’s own budget documentation. Confirm the current adopted amount for your specific floor with the association.

Considering a unit at Parkside at the Rivers?

The honest version of this community is more useful than the version most sites give you: four buildings, four associations, a real MLS naming trap that hides three of them, and fees that need a building-by-building phone call rather than one invented number. It sits between River Towers and Clipper Bay on the same stretch of riverfront, and I track all three the same way, document by document, building by building. Tell me which of the four buildings you’re looking at and I’ll pull that specific association’s current budget and rules before you write an offer. I’m Brenton Miebach, REALTOR®, and I’d rather send you in with the right building’s paperwork than a guess.
