Mortgage Calculator

A quick, honest estimate of what a Cape Coral or Lee County home will actually cost you every month, principal, interest, and the HOA or condo fee that so many of the communities I cover carry, which most mortgage calculators leave out entirely. Enter your numbers below; the total updates instantly, and nothing you type is sent anywhere or saved.

Estimated Principal & Interest $0
Loan Amount $0
Down Payment $0
Est. Monthly Property Tax $0/mo
Est. Monthly Homeowners Insurance $0/mo
Monthly HOA/Condo Fee $0/mo
Total Estimated Monthly Payment $0

This calculator provides a rough estimate only. It is not a loan offer, a rate quote, or a pre-approval. Property tax and insurance figures are editable defaults, your actual county tax rate and insurance premium will differ, please consult a licensed mortgage lender and an insurance agent for real numbers before making any decisions.

How This Calculator Works

The principal-and-interest number uses the standard mortgage amortization formula: M = P[r(1+r)n] / [(1+r)n − 1], where P is your loan amount (home price minus down payment), r is your monthly interest rate (your annual rate divided by 12), and n is your total number of monthly payments (loan term in years times 12). That formula produces principal and interest only, if you enter an annual property tax figure, it’s divided by 12 and added on top; if you enter a monthly HOA or condo fee, that’s added too. The total at the bottom is the sum of all three.

Why I Built HOA and Condo Fees Into This Tool

Most mortgage calculators stop at principal, interest, taxes, and insurance, and in a market like Cape Coral and Lee County, that leaves out a real monthly cost. A lot of the communities I cover, from marina villages like Cape Harbour to gated single-family neighborhoods, carry a monthly HOA or condo association fee that can run anywhere from roughly $228 to well over $1,000 depending on the building and section. That’s not a rounding error, it’s the difference between a payment that fits your budget and one that doesn’t. Type in the fee for the community you’re considering and it lands directly in your total estimate.

What This Estimate Doesn’t Include

  • Homeowners insurance, costs vary too widely by flood zone, construction, and coverage to estimate honestly here; get a quote from an insurance agent for the specific property
  • Mortgage insurance (PMI), typically required on conventional loans with less than 20% down; your lender will quote the actual cost
  • Closing costs, title, lender fees, prepaids, and recording fees are separate from the monthly payment shown here
  • Your actual rate, the interest rate you’ll qualify for depends on your credit, income, and the lender you choose, not a number typed into a web page

Next Steps

If you’re shopping and want to see what these numbers look like against real inventory, my buyer’s guide walks through the process from search to close, including what to check before you fall in love with a waterfront property. If you’re on the other side, wondering what your current home is worth before you take on a new payment, start with a home valuation; there’s no cost and no obligation. Either way, the next real step is a conversation with a licensed lender for actual numbers, not a page like this one.

Cape Coral Mortgage Calculator Questions, Answered

How is my monthly payment calculated?

This calculator uses the standard mortgage amortization formula: M = P[r(1+r)n] / [(1+r)n − 1], where P is your loan amount (home price minus down payment), r is your monthly interest rate (your annual rate divided by 12), and n is your total number of monthly payments (loan term in years times 12). That formula gives principal and interest only; property tax and HOA fees, if you enter them, are added on top to produce the total estimated monthly payment.

Does this include HOA fees?

Yes, if you enter one. Many of the communities I cover in Cape Coral and Lee County, from marina villages to gated single-family neighborhoods, carry a monthly HOA or condo association fee that can run anywhere from roughly $228 to well over $1,000 depending on the building and section, and that fee is a real, recurring cost that most online mortgage calculators leave out entirely. Enter your community’s monthly fee in the HOA/condo field and it’s added directly into your total estimated payment.

Is this a loan pre-approval?

No. This tool gives a rough, unverified estimate based on the numbers you type in, it is not a loan offer, a rate lock, or a pre-approval, and it doesn’t check your credit, income, or debt. Actual rates, terms, and whether you qualify are set by a licensed mortgage lender after a real application. Use this to get a ballpark before you talk to a lender, not as a substitute for talking to one.

Why isn’t homeowners insurance included in the total?

Because insurance costs in Lee County vary too widely by flood zone, construction type, and coverage level for a generic estimate to be honest, a canal home in a high-risk flood zone and a dry-lot home a mile away can carry very different premiums even at the same price point. Get a quote from an insurance agent for your specific property and add it to this estimate yourself; I’ve left it as a placeholder line in the results rather than guess at a number that could be badly wrong.
