Harbor South
Cape Coral, Florida
Harbor South is a single condominium association on Cape Coral Parkway East, a mid-rise building, four to seven stories, built in 1965, roughly 57 to 59 units, one declaration, no sub-associations. I’m Brenton Miebach, a REALTOR® in Cape Coral, and because of this building’s age and height, the single most important thing to check here isn’t the fee, it’s the state’s structural compliance record, and what I found is worth confirming carefully before you buy.
Does Harbor South have a Structural Integrity Reserve Study on file?
As of the Florida DBPR’s public Structural Integrity Reserve Study (SIRS) Reporting Database, checked August 5, 2026, no SIRS is on file for Harbor South Condominium. That matters because Florida law required associations of this type, condominiums three or more habitable stories, existing on or before July 1, 2022, and unit-owner controlled, to complete a SIRS by December 31, 2025. Harbor South, a four-to-seven-story building from 1965, is squarely within that requirement, and the deadline has passed.
I want to be precise about what this does and doesn’t tell you. It’s a state database showing no matching record as of the date I checked, it isn’t proof the association has done nothing, since paper filings, name variations, or a recent submission the database hasn’t reflected yet are all possible. It also doesn’t speak to the building’s separate milestone inspection requirement, which is filed with Cape Coral’s local building department rather than the state’s SIRS database, and which I haven’t checked. What it is: a specific, dated, sourced finding that a buyer or current owner should run down before relying on this building being current on its structural compliance. Confirm directly with the association’s manager, Vesta Property Services, and separately with Cape Coral’s building department for milestone-inspection status.
One nuance worth adding: the association’s own 2025 approved budget, which I obtained separately, contains a fully itemized Structural Integrity Reserve Study schedule across all six required building components, with an active, funded reserve balance behind it, real evidence of SIRS-related reserve planning at the association level, even though it doesn’t show up in the state’s public database yet. The two findings aren’t necessarily in conflict; a completed study doesn’t always appear promptly, or under a matching name, in DBPR’s public filing system. Confirm current status directly with the association either way.
What are the HOA fees at Harbor South?
I don’t have a confirmed current figure yet. Two independent, similarly-dated 2026 listings agree exactly with each other on a flat monthly fee, but neither is backed by an adopted budget or a fee disclosure I’ve reviewed, so I’m not publishing the dollar amount here. Get the current confirmed figure from Vesta Property Services before you rely on it.
What’s the minimum lease at Harbor South?
Three months (roughly 90 days), and no more than once per year. The association’s current governing document, the 2015 Amended and Restated Declaration of Condominium, Art. 12.2, states the minimum lease or rental term is three months, matching what current MLS listings already show for this building. Confirm current rules directly with the association before you rely on them for a specific unit.
Does Harbor South allow pets?
No. Harbor South’s 2015 Amended and Restated Declaration of Condominium prohibits pets outright for owners, tenants, and guests alike, with a Fair Housing Act exception for substantiated assistance or support animals. The rule appears three separate times in the association’s recorded documents. Article 11.2 (owners), Article 11.8 (guests), and Article 12.3 (lessees), and the lessee restriction was reaffirmed again in a 2022 recorded amendment. The association’s current Rules and Regulations state the same no-pets policy independently. This is one of the stricter pet policies I track in Cape Coral, if pets are part of your plan, Harbor South isn’t the building for it.
How many units are at Harbor South, and who manages it?
Roughly 57 to 59 units per the Lee County parcel roll, built in 1965, one association. Harbor South Condominium Association, Inc. (Florida Sunbiz Doc# 740479, active since October 1977). The association’s Sunbiz-listed principal address is the property itself, on Cape Coral Parkway East, which is strong identity confirmation. Vesta Property Services is the association’s manager of record.
Frequently asked questions
Does Harbor South have a Structural Integrity Reserve Study on file with the state?
Not as of the Florida DBPR’s public SIRS Reporting Database, checked August 5, 2026, past the December 31, 2025 statutory deadline for buildings of this age and height. This is a database-absence finding, not proof of noncompliance; confirm current status directly with Vesta Property Services and, separately, Cape Coral’s building department for milestone-inspection status. The association’s own 2025 budget, separately, contains a full SIRS reserve schedule with an active funded balance, evidence of real reserve planning even though it hasn’t surfaced in the state database yet.
What are the HOA fees at Harbor South?
Not yet confirmed. Two independent, similarly-dated 2026 listings agree exactly on a flat monthly amount, but I don’t have an adopted budget or fee disclosure to back it, so I’m not publishing a dollar figure here. Confirm the current amount with Vesta Property Services.

Considering a unit at Harbor South?
A 60-year-old mid-rise with no SIRS showing on the state’s database past its deadline isn’t a reason to walk away by itself, but it is exactly the kind of thing to confirm in writing before you write an offer, not after. Harbor South sits on Cape Coral Parkway East, right across from Clipper Bay Verandas, and I track both the same way, document by document, with dollar figures published only once they’re backed by something more than a single listing. I’m Brenton Miebach, REALTOR®, tell me which unit you’re considering and I’ll help you get Vesta Property Services’ current compliance and fee documentation before you commit, or start browsing with my home search tool.
