3610 Tropicana Pkwy W sits in northwest Cape Coral, west of Burnt Store Road and north of Pine Island Road, on Elkville Canal. Elkville is a saltwater gulf access canal and it dead-ends at this property. No through boat traffic past the dock, and the view off the back runs straight down roughly 2,700 feet of open water instead of into a neighbor’s fence.

There is no bridge on Elkville Canal itself. Heading out you run south on Elkville and west on Bonefish, with one fixed bridge at Old Burnt Store Road before the North Spreader and Matlacha Pass. The MLS carries the run at about 30 minutes to open water. This is gulf access rather than sailboat access, so bring me the height of your boat measured from the waterline to the top of the T-top or arch and we will work out how it sits under that bridge, and at which tide.
