Cape Coral was developed by Gulf American Land Corporation, started in 1957 by brothers Leonard and Jack Rosen. In 1969 the company was sold to GAC, which kept developing the city. This page is part of our history of Cape Coral.

Gulf American, 1957 to 1969

Gulf American Land Corporation was set up in 1957, according to Wikipedia, and began as Gulf Guaranty Land and Title. The brothers Leonard and Jack Rosen led it. For the story of how they picked the site, read who founded Cape Coral.

The first Cape Coral purchase was reported at $678,000. Sources disagree on the size of the tract, from about 1,724 acres to about 2,000, so we do not give one acreage. The company dredged the canals and sold lots across the country. By 1967 it was one of the largest public companies in Florida, according to the Cape Coral Museum of History.

The sale to GAC and what followed

In 1969 Gulf American was sold to General Acceptance Corporation, known as GAC. Wikipedia reports a price above $200 million. The book gives different figures, so we do not state one number.

GAC reorganized in the mid-1970s. Under a 1977 agreement with the state, it gave undeveloped land, mostly wetlands on the city’s west edge, to the state.

Buying here today

Older parts of Cape Coral were platted and sold under the rules of that time. Buyers today have stronger protections. Federal law requires registration and disclosure for many subdivision lot sales. Florida has its own land sales law and a flood disclosure rule for home sales. Exemptions exist, and a single resale home is often not covered by the land sales laws.

The practical step is the same for every home: check the property’s own title, survey, flood zone and canal access. Our buyer guide and relocation guide walk through the checks.
