South Cape Coral Homes for Sale
South Cape Coral is where the city’s gulf-access promise is most real, the established canal grid of the southwest and southeast quadrants, closest to the Caloosahatchee River, with the shortest boat runs to open water and the deepest concentration of sailboat-access streets. It’s also the part of the Cape with the densest cluster of small, older condominium associations in the city, most with almost no information about them online. It’s the part of the Cape I know street by street, canal by canal, and association by association.

Why is South Cape Coral popular with boaters?
- Shortest runs to open water, the closer to the river, the less time between your dock and the Gulf
- Sailboat-access depth, the largest cluster of no-fixed-bridge canals in the city
- Mature neighborhoods, established landscaping, seawalls and infrastructure rather than raw lots
- Walkable pockets, parts of the south Cape put restaurants and the entertainment district within reach
What areas count as South Cape Coral?
South Cape Coral means the southwest and southeast quadrants of the city, ZIP codes 33904, 33914, 33990 and 33991. 33904 is the older, condo-dense part of South Cape: dozens of small 1960s–80s canal-front buildings, most with a handful of units and almost no web presence, sitting alongside the larger riverfront communities along SE 20th Place. 33914 is younger, 2000s-era condo communities and a handful of gated single-family HOAs, plus the marina villages at the city’s southern tip.
Explore South Cape Coral by community
I keep working pages on the individual communities inside this corridor, what each one actually is, what it costs per the documents I’ve pulled, and what a buyer needs to check before writing an offer. Start with the Cape Coral area guide for the full map, or jump straight to a community below.
Marina and gulf-access communities
- Cape Harbour, a marina village with restaurants and a working marina layered over gated residential sections, unrestricted overhead height at the docks
- Tarpon Point Marina, the marina, resort and residential complex at the city’s southern tip, several distinct sub-communities under one name
- Tarpon Landings, the trio of high-rise towers visible from much of the Caloosahatchee side of the Cape
- Tarpon Estates, 47 single-family homesites on a roughly 150-acre gated development at the tip of Tarpon Point
Caloosahatchee riverfront corridor (SE 20th Place)
- River Towers, directly on the river, two buildings from 1973–74 under one association, marketed as 55+
- Parkside at the Rivers, four separate condominium associations sharing a riverfront stretch next to River Towers
- River Park Place, a single condo association built 1987–89, roughly 58 units
- Harbor South, a mid-rise on Cape Coral Parkway East built in 1965
Established 33904 neighborhoods
- Banyan Trace, a 232-unit condominium community off Palm Tree Boulevard governed by eight separate corporations
- Park View, four separate condominium associations (Park View I, II, III and Pointe) built 1977–80
- Country Club Estates, a 67-unit condominium built in 1968, distinct from the single-family subdivision of the same name

33914 South Cape condominiums
- Porto Vista, a 142-unit community, not to be confused with the similarly named Isles of Porto Vista across town
- Courtyards of Cape Coral South, 132 units in three phases sharing a single recorded declaration and fee schedule
What moves waterfront value most in South Cape Coral?
It ranges widely, canal position, bridge situation, seawall and dock, remodel level and lot orientation move value more here than square footage does. My own closed transactions run $75K–$2.7M across the market (as of August 2026), and on canal streets the difference between a bridged lot and a sailboat-access lot on the same street can be six figures. This is exactly where a street-level agent earns their keep, ask me what a specific home is really worth.
Condos or single-family, which fits South Cape Coral buyers?
South Cape Coral is unusual for the Cape in how much condo inventory sits alongside single-family canal homes, especially in 33904, where dozens of small 1960s–80s buildings line the older canals. Condos trade differently: the fee, reserve health, and any pending special assessment matter as much as the unit itself, and Florida’s post-2022 structural inspection requirements (SIRS, milestone inspections) make a building’s age and inspection status a real underwriting question, not paperwork. Single-family canal homes put more of the equation on the parcel, seawall condition, dock and lift, and the access type covered on my gulf-access guide. Either way, I verify the documents before you write an offer rather than after.
Buying from out of state?
A large share of South Cape buyers are. My Remote Buying Program handles narrated video tours, inspections, and mail-away closings, several of the families in my reviews bought exactly that way.
South Cape Coral questions, answered
Why is South Cape Coral popular with boaters?
South Cape Coral sits closest to the Caloosahatchee River, giving the shortest boat runs to open water, and holds the city’s largest concentration of sailboat-access (no fixed bridge) canals, in established neighborhoods with mature infrastructure.
What areas count as South Cape Coral?
The southwest and southeast quadrants of Cape Coral, which are ZIP codes 33904, 33914, 33990 and 33991.
What moves waterfront value most in South Cape Coral?
Canal position and access type (sailboat vs bridge-restricted), seawall and dock condition, flood situation, and lot orientation typically move value more than square footage. Two similar homes on the same street can differ by six figures based on the canal alone.
What ZIP codes cover South Cape Coral?
Four: 33904, 33914, 33990 and 33991, the southwest and southeast quadrants of the city. 33904 is the older, condo-dense area along the Caloosahatchee; 33914 is newer, home to the marina communities at the city’s southern tip and a mix of 2000s-era condos and gated single-family neighborhoods.
Are there condo communities in South Cape Coral, or mostly single-family homes?
Both, and condos are a bigger share of the corridor than people expect, 33904 alone has well over two hundred separate condominium associations, most of them small, older, canal-front buildings. Single-family canal homes fill the gated and platted neighborhoods around them. I track fees and documents on both.
How do I compare South Cape Coral communities like Cape Harbour and Tarpon Point?
Start with what each community actually is. I keep a working page on every South Cape community I cover, with the structure, fees per the documents I’ve pulled, and the rental and access rules by section. See the community list above, or tell me what matters most to you (marina life, riverfront, budget) and I’ll narrow it down.
